Beach Broker Online — frequently asked questions
What is Beach Broker Online?+
Beach Broker Online is a directory of beach homes for sale and the independent real estate agents who specialize in them — beachfront, ocean-view and island property in Roatan, Puerto Rico, Cozumel and other beach and port-city markets. We are not a brokerage and do not represent buyers or sellers.
Can foreigners buy beach property?+
Often yes, but the rules differ by country. Mexico, for example, generally requires foreigners buying near the coast to hold residential property through a bank trust (fideicomiso) or a Mexican company, while other places have their own permits or restrictions. Always confirm the current rules with a qualified local attorney before you buy.
How do I contact the agent for a property?+
Open the property and use “Contact the agent”. Your name, contact details and message go to that agent only, and they are asked to reach out within 48 hours. You can also answer a few questions and be matched with beach agents who know the area.
Are the listings verified?+
Listings are created by the agents who list them. Beach Broker Online does not verify price, availability, title or condition — confirm everything with the agent, an independent inspection and a local attorney.
What should I think about before buying a beach home?+
Ask about title and ownership rules, surveys, building permits and setbacks, hurricane, wind and flood insurance, ongoing costs such as HOA fees and property taxes, and whether short-term rentals are allowed. A good agent will answer clearly and suggest local professionals.
How much does it cost agents to list properties?+
Agents can create a profile free. An individual can list one property for $99/month, a small business up to ten properties for $499/month, and a larger broker unlimited properties for $2,499/month. Paid plans are monthly and can be cancelled anytime.
Is anything here legal, financial or tax advice?+
No. Beach Broker Online is educational. Ownership rules, taxes, financing and insurance vary by country and change over time — talk with a qualified local attorney, tax adviser and insurance professional about your own purchase.
